Renovation of a former workshop into modern offices: discover our offices in Paris!

Context

At Korus Group, we are proud to have completed the renovation of a former plumbing workshop in the heart of Paris, transforming it into modern offices to host our new Parisian offices. This project is a perfect example of our ability to reinvent buildings that originally served a different purpose.

We supported our client in his mission to enhance his real estate assets by turning a nearly dilapidated building into functional and inspiring office spaces. Korus Group teams in Paris  seized the opportunity to lease these new spaces, which met all our criteria, including excellent access to public transportation, a pleasant outdoor area, and a lively neighborhood with plenty of shops.

Additionally, we had to take into account the architectural constraints imposed by the Architectes des Bâtiments de France (ABF) due to the building’s location. This required close collaboration with local authorities to ensure our designs complied with heritage preservation requirements.

Our work

For this ambitious project, we leveraged our expertise as a general contractor, overseeing every stage from design to build phase. Our interventions focused on several key areas:

  • Space design: the design was carefully planned to foster creativity and productivity, creating an inspiring work atmosphere suited to new ways of working.
  • Structural renovation and space reconfiguration: we carried out a full stripping of the existing structures, removing outdated technical equipment and undertaking asbestos and lead removal to ensure site safety.
  • Main construction and layout: after demolishing obsolete structures, we created new slabs and opened up spaces in the façade to integrate new exterior joinery, including a large bay window. A metal staircase with wooden steps was also designed to connect the levels.
  • Technical systems: new heating, ventilation, and air conditioning (HVAC) systems were installed, incorporating a modern air treatment system with efficient air conditioning. We also implemented a rainwater harvesting system and added restrooms on each floor.
  • Interior layout: interior partitions were installed, providing functional separation of spaces while incorporating aesthetic elements such as wall and floor coverings. We also designed relaxation areas and collaborative spaces to encourage interaction and employee well-being.
  • Custom furniture: through our subsidiary Lbc by Korus Group, we selected and installed ergonomic and modern furniture, creating a harmonious and functional atmosphere that aligns perfectly with the Korus Group’s image.

This project not only transformed a dilapidated building into an inspiring workspace but also addressed the logistical challenges of urban renovation while complying with the imposed architectural constraints.
